In a normal rental environment I have many grounds for eviction but I have been told with covid I still cannon evict until the moratorium is over.

I buy the spray by the gallons and ( thanks to YouTube) became a self proclaimed expert on pests real quick lol  Look I’m not advocating you should just let the place fall apart I’m saying if they are filthy let them live in that environment and there’s no need to be adding niceties to the home updating it .

When marketing you can either hunt or fish.

Maybe create an HOA if I go long term to manage the lake and keep it stocked with fish and manage the roads or whatever else like trasdh services and roads and water or utilities.

That doesn't mean there will be 0 impact from the forbearances on the market, but I think between off market sales, modifications, retail sales and the recent low interest environment assisting with buying power that it will be  an insignificant issue for many markets.
