Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!

If I negotiate seller financing, I am afraid to get into an agreement with any kind of balloon payment (just because it makes me nervous to have it hanging over my head) but I would like to negotiate a lower percentage downpayment than 20% so that I could afford to purchase all four (rather than two) under a warranty deed contract.

I'm not sure the final resolution as that isn't my part of the job, but needless to say the municipality is doing this everyday somewhere and they aren't just going around paying the maximum they possibly can.

According to the modification agreement the original owner clearly stated under penalty of perjury that they did NOT transfer the property since the original loan otherwise the modification would NOT have taken place.

But it's the paperwork (the Lease Agreement, the Option Agreement, etc.) that will have the biggest impact on your success or lack thereof.Do not do lease-option unless you have received adequate training and have access to excellent documents.Since you are here in Georgia, I would strongly recommend you look at the training and documents offered by Dyches Boddiford.
