Not saying it can't be done, but don't feel the need to rush it either.

None of our earlier models had any of these features.Probably won't get our damages back, but still feel happy adding to the thief's legal issues.Our locations stay really clean now.

I also feel strong pressure to get this right because my Dad and I are co-managing, and he has almost zero risk tolerance to invest.

Barely a rounding error in all of this.Obviously, not everyone is comfortable with that kind of leverage, and you're right that someone making 70k a year just doing it once for an extra 12k on their tax return it may not make as much sense for. 

I feel that the property tax rates are a little high 2.77% and 2.78% but I'm still cash flow positive despite the large property tax increase on SFH#1 (owned for 10 years). 

My parents are interested in supporting me and they are at a stage where they have a comfortable amount of money, they have excellent credit and they have no plans of taking out a loan in their lifetime. 

My wife and both make a high income for our area and I feel we could save about $100K per year to keep buying.

I feel it unlikely that the lender will be willing to lend on this property given the current foundation status (advice from the foundation contractor).
