Thomas, if I knew nothing about credit, I would just follow your model on the 650 fico, the law of averages not only favors your methodology, but the elegance of it puts you in a better spot, should anyone make a claim you were acting discriminatory.

Having a good team; agent, lender, property manager etc.. in combination with your own knowledge of the city makes you a force to be reckoned with!

There was some big lawsuit about it and while it was being hashed out in the courts, lenders were just foreclosing judicially but apparently, that went away in favor of the lenders and they went back to non judicial foreclosures for the most part.

Along the lines of David Greene’s advice I’ve been putting together what I hope to be a “Big 4” team and I’ve found as I ask for input on potential single family deals from a prospective property manager that the manager is a licensed real estate agent and interested in representing me as the buyer’s broker.
