Even if you did have $100,000 just laying around...how many properties could you buy with 20% down?  

Many properties are unrented, even at heavily discounted rates.  

I think meetups and even professional networking events are great for knowledge and general connections.  

I have been reluctant to even consider renting it out until just this week. 

Coming out of 2010, we should have seen a more balanced or even a buyer's market in 2020.

As well, I would not recommend buying a cashflow negative property, or even breakeven for that matter, as there are lots of places to buy at positive cashflow - unless you have endless cash reserves and money is not a concern for you.

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.

BUT, even if a bank wanted to help out they cannot because they are only the servicer of the underlying note/mortgage.

But trust me, it's possible to make it happen even without a ton of cash or perfect credit.I’ve been in your shoes and managed to buy a number of properties without using my own credit or cash.

So it's great that they did it, even if it's only for a few minutes.Like they suggested, people should know what they're doing though.
