If an area is predominantly occupied by investors/landlords, then over time the quality of the area will decline, because a lot of landlords don't screen the tenants and will let anyone move in who has money available.

I am looking to acquire long term quality rental properties.I would like to connect with all members but particularly members who live abroad as well as members who focus in the DC area. 

Middle class New Yorkers are relocating to cities like Charlotte, Dallas, Austin, Atlanta and other cities that provide a decent quality of life for their families at lower cost.

General Question:Several of my rentals have boilers across the spectrum of quality and age.  

Now I'm looking for a third.I have begun to realize that the market is way to expensive to get quality cash flow properties.

I'm considering going back to school to enhance my knowledge of real estate/finance and I'm wondering if the LLC route would legally by-pass Dodd-Frank for small business investors?

As a Realtor, what qualities do you look for in an Investor that makes you really want to work with/for them?
