My biggest issue is I'm a huge skeptic and while I know there are programs out there that are worthwhile, I don't want to pay for a bunch of advice that may or may not be a scam.

These "Free Real Estate Investing Seminars" have been becoming more and more popular recently and I just wanted to give my take on them before people get scammed out of their hard-earned money. 

However, I did encounter something similar in a bigger pockets post in which someone actually took the data and tried to correlate it.

@Lee Ripma You will encounter similar issues with most "analyzers" you buy online.

They are a bit of a scam, because it's simple enough to do on your own.

(which, in my opinion, are fine areas in invest in, if you have an understanding of the possibly management challenges and etc. you might encounter).

I agree and even the term "scam" is subjective.
