I've got a meeting set up with the IL housing development authority and email out to city economic development team to open discussion. 

There was another interesting tidbit this morning I came across, an interview with the outgoing Virginia Economic Developmemt Director ...he offered an interesting prognosis that the future workforce would likely not be all remote (he thought less than10% of businesses would be fully remote), but he did think most would be hybrid, partly in the office and partly remote. 

Not saying that is a high tech system for the current owner but also seems to run very smoothly and economical from an outside perspective.I would say rents in todays market could go to $500 a month over time which would raise monthly revenue to $4,500.00As far as big repairs left to be completed, I would definitely have to check the age of the roof, hvac, etc. as I am not sure to there age. 

Help educate them on if they tried to rent a similar property, what the economics look like, and slightly try to beat it!  

As such, the economics of our builds are we sell at $290-300/sf and our all-in cost on this project (including land at $84k/lot) is approximately $185/sf.

Market timing and macro forecasting (economic trends, interest rates, etc) are very difficult to predict.

Check for rent levels (Rentometer), check for schools (schoolgrade.org), look for crime rates, economic development, actual property taxes for investment properties in the area, and then run all the data, assuming you get good results from your research, through the BP rental calculator.Apply 5/5/5 for vacancy, CAPEX, and maintenance when filling in expenses in the BP calculator.
