I know that if I had a place to sell I wouldn't even respond to an offer 25% under ask (for example) and would simply ignore anything else that came from that "buyer".You will also be competing with people looking for family homes, forever homes etc and they will be more than willing to pay closer to asking or even a hair over if it is the perfect house for them.

Even though we don't plan to develop yet, want to do while the area is dry, not in a rush competing with Mother nature and can get free or cheap dirt from some construction sites who are moving compaction dirt off other sites nearby.

You can choose your own title company and sometimes the seller will pay the title insurance if you do, however there are times you will pull your hair out dealing with the seller's title company.Recently Auction dot com has offered properties without a buyers premium.

Different world now, this type of market shift can easily result in 10-20 years to recover when something gets that out of whack, sort of like the oil well running dry in a Barron Texas town, everyone picks up and moves and never comes back.
