Please feel free to check out my profile for more details on the investment, but we were able to spend 1 year slowly renovating the apartments as tenants moved in and out, invested heavily into leasehold improvements (long-term fixed like HVAC, water heaters, exterior paint, property drainage, etc), converted month-to-month tenants to annual leases, and raised rents to market.

Also, I tell them not to buy used furniture.If you have SFR vs multi-family, you should consider being more or less easy to talk to about it, so, that if you are multi they don't DIY goofy stuff that ends up making it worse and spreading it to other units.ALSO, consider treating between each turnover, as it is much cheaper and easier to treat a vacant unit.Lastly, check out DoMyOwn.com ...they have products and great advice about all pests.Good luck!

Seeing as there is a variety of these programs, I will definitely have to look into this more, as I was not planning on living in this property long-term which would eliminate many it seems.Thank you very much for the information and should you make a post on the subject, I will be sure to check it out!
