It should take no more than 150 seconds to generate, print, sign, and scan to me.

If they know you are the owner, don't  you think it may help to keep good behavior on display all the time?

I worked 16 to 18 hours a day in real estate, learning, searching for properties, printing marketing pieces, hand stamping hundreds of letters.

And that’s the IRS, the Government, a super creditor who can print money. 

So maybe you print your current niche onto labels that you can add to pamphlets, so that as your portfolio grows, you can still use the same pamphlet (potentially), and just update the text on the labels that describe your niche.

Getting brand new stuff that was on display for 50% off is never a bad thing. 

The only thing I think I would do differently is to possibly provide a printed form of the documents...

If I were you I would figure out the responsibilities of the partners and the time they will devote to the business and then search for similar job offerings in your area and use that as a guideline, for example full time project superintendents in your area make between $35-$40 print out job listings and put in a file, and pay accordingly to the the time they plan to devote to the business.  

What matters is keeping your costs down.Once you choose a color ask the paint desk at The Home Depot to print an extra sticker for future reference.

Get professional - dont do things half waysolution - get business cards printed, nice "for rent" signs, build a great website, blog, and market your business.
