What ever else you say DO NOT MENTION THAT YOU MIGHT KNOW THAT THEY ARE IN FINANCIAL DIFFICULTY!

My issue was with "big banks" who are programmatic without any wiggle/creativity.I'm a creative guy so I have no difficulty getting different types of loans but the small, newer investor will have issues.  

They have heard of the "horseless carriage" but have their doubts as to its reliability and difficulty in learning how to drive it.

I would say it is fairly easy to become a wholesaler...to become a FULL time wholesaler that is where the difficulty lies...

They have a direct feed from 98% of the 3150 or so counties in the US.What is great about this data is that it’s usually super fresh (they tell you how old it is before you download it) and it’s in the same format for every county so it takes the mystery/difficulty out of scrubbing the data once you download it.

to sell it to Buyer C and is paid by C (so then B can pay back whoever lent them the money to pay A to obtain Title).The only reason I brought up that in relation to Assignable Contracts is that there are lots of Forum threads about Wholesalers having great difficulty in many States getting permission to Assign Contracts, but NEVER having difficulty buying the property and taking Title - THEN Selling again straight away (ie. double closing)...

@Marie - I was just speaking with someone this morning about the difficulty in getting probate leads in CA compared to other states.After hearing so many stories from others, I am really grateful that they are so easy to get here.
