Some of this data is available on a neighborhood/zip basis other only at the county level.If the underlying trends in a market are poor then that will impact the DOM, etc.As far as ARV - you can only do this by carefully examining comps.

It could be anything from termites, dry rot, undersized joists for the span (design error), or perhaps some fasteners in the floor framing have failed.

In my area, the design of the septic has to be approved when it is built.It might be a hassle when both sides share the septic, but should not be show stopper.

Unless a credit grade corporate tenant the trend in many places is for the landlord (owner) to split the spaces into smaller ones so you limit the risk of mom and pops going out of business.
