Otherwise the renters can come back to you when they move out (months or even years later) and demand a security deposit that you had no idea about. 

But as soon as the lease is up or if it is a month to month lease, you can demand (usually with 30 days notice depending on lease and state laws) they sign a new lease with your terms.

I can see some availability data on Airbnb for long-term stays but it's hard to tell what kind of demand there is for this. 

@Cindy SchneiderDepends on the area and tenant base but no matter what CHARGE MORE for a dog… I demand an additional $100-200 deposit and it’s non refundable then I charge an extra $25-50 a monthA dog WILL be an issue no matter what from barking to poop to damage so make sure you monetize this headache

Consider yourself lucky she has not demanded that and is still working with you.

The seller can demand all they want.

Flipping has been taxing for someone with a full time demanding job.

My lesson that I learned from this experience, is to always make sure that a unit functions properly/normally before making it “look pretty” because even if it is very nice, if it does not work, it can potentially be VERY difficult to rent out, even in a market with a heavy rental demand.
