People don't make as many babies as they used to, so those folks view the extra rooms as just extra stuff to clean, they aren't going to AirBnB the home to potential child molesters where their 3 year old and 1 year old live.

I've been a BiggerPockets member for quite some time now, and have spent a good chunk of time lurking the forums and trying to gain as much knowledge as I can before I make the deep dive into real estate investing.

You just need to make sure to screen them properly and make sure they are clean, quiet, and respectful.

How deep do you go or not go in gathering information?

Dived super deep into the research of how, why, when on REI through listening to podcasts, reading blogs, and now discovery this amazing community which I am super grateful to be apart of and hope to give as much back as possibly can be give in return.

If it isn't, and you don't have the paperwork, then you are in deep S**t.

Would this be considered clean title, or if not, what would I have to do to clean up the title? 

You just have to do it at the lock, so maybe you can get your cleaning crew to delete the old one and add the new one.
