At this point (almost a year after that court date), I'm stuck on serving the summons -- 4 of the 5 defendants have received it, but the 5th lives in Germany.

I don’t like providing  blanket SF costs as there are scopes that differ depending on the home but it’s very difficult to complete a gut renovation on a 2,000 SF home for less than $200,000 if you’re pulling all proper permits and and not cutting corners.

The weeks I was referring to was the amount of time until their move in date.

My goal is to make a well-informed decision that not only helps with my mortgage but also provides quality housing options for locals or students in the area.Thanks in advance for your help!

If legal, is there anything specific that I need to include in the agreement other than the sale date and sale price to make it ironclad ?

I like the tactic of paying the down payment in installments on separate dates in the future just as Pace Morby does sometimes on his deals. 

A mentor told me to become knowledgeable through YouTube so that when I schedule “lunch dates” with CGAs,  I can impress them a little bit. 

My loan officer mentioned that the title company had the complete package four days before the closing, and my cash-to-close amount was confirmed three days prior to the closing date.

I appreciate any factual guidance the community can provide.
