This is common amongst the majority of college grads, so you are not alone...I see this situation happen almost daily. 

It's very respectable, and often moves at a reasonable pace, because the money comes from outside of the real estate market.If, on the other hand, you are planning to work in REI full-time, then you can choose daily practices and occupations that will enable you to learn and be put in front of great deals. 

Because of what I do and my background, I seem to run across properties daily.

I can purchase materials such as a copy of the landlord-tenant laws of our state that includes a summary to make them easy to reference; a list of tenants served with "unlawful detainer" (evictions) for my county that goes back seven years and is updated monthly; discount price landlording books; tenant education pamphlets for: Lead-based paint, Renovating Right, Mold & Moisture; property management forms/software.

We don't watch it on a daily basis or anything like that.

Realtors have these requests almost daily, set yourself apart by taking them to lunch and building a relationship that is mutually beneficial.   

The following services are included: A physical walkthrough of the building to evaluate the potential presence of mold; Collection of tape lift samples of suspect mold and/or collection of air samples indoors and outdoors using slit-impactor Zefon cassettes, then submission of those samples for laboratory analysis; Temperature and humidity testing; Moisture testing using an infrared camera and pin-contact moisture meter; Collection of bulk asbestos survey samples of suspect materials which the consultant  feels will need to be disturbed to perform mold remediation work ;Testing of paint (per-1978 buildings only) and ceramic tile which the consultant feels will need to be disturbed to perform mold remediation work with an X-Ray Fluorescence machine; Photographs of the subject property and of situations or materials of note with regard to mold; Preparation of a formal report containing photographs, conclusions, recommendations, and laboratory report(s).

I would like to be home when they wake up in the morning and experience all the joys of their daily adventures.
