At the least, Id make him take out his own insurance, cause it turns the place into a business, and his customers can sue if they are injured on the property.

If you think you will go FHA and then Quit Claim the property, to a LLC you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

I personally don't think there's a good one-size-fits-all answer for that (I think few here would claim there is).

As a plus, the guy I use is great at customer service, even if he was a little bit higher, I'd stay with him for the lack of hassle factor alone.
