In my market (Oklahoma City) SFR function like a "stage of life" or "move in the right direction" for renters.

It just has to be a “functional” home with utilities and roofs with some life on it and no major “safety” issues.

It's a bit of an outlier in CO that functions more like a typical BRRRR market in the mid west or south.
