I have no idea when the next market correction will happen, but I hope the BiggerPockets family will have set things up that they are protected.

I both sell and purchase properties via the lease option method and one of my protections as the lease option buyer is knowing that the seller / owner cannot sell or refinance the house out from under me as long as I have that recorded option against the property effectively creating a lien. 

But I want to list my concerns first and then some things I like about a deal like this (if done with the correct strategy going into it).

I'm sure others on here will expand on, and correct this where needed.

There's no guarantee about how much money you would make but it sure would be an easy way to make extra money and every loan that closes needs someone ensuring the documents are signed correctly.
