Looks like institutions or individuals are moving away from lien investing as overall interest rates are going up on other investments - but the overall winning tax lien rates this year went down to 4.52%.I eliminated the "Struck to County" liens which are the liens nobody bid on and are now held by the county.

If I am reading it correctly this would reduce taxable income significantly but still not to the effect of a step up basis in an inheritance scenario.

I am using TurboTax.Do I:- refer to the original depreciation schedule and pick up at the level of depreciation that correctly accounts for the years it was a personal residence (even though I didn't claim depreciation in those years)?

Hello BP community - I'm reaching out with a question following a series of events (some mold related) that has led to 3 of 4 college tenants in my SFR having their parents request release from their lease 3 months early due to perceived air quality concerns.Background (University rental in MN - lease started Jun 17 with 4 college roommate - parents cosigned and pay rent):- In Sep 17 we had a minor roof leak that was corrected immediately (flashing)after notification with only minor paint damage and no sign of mold (from the attic or interior wall). - In Nov 17 tenant's parents (these are college students) call my property manager to report a broken dryer and mold growth in the basement laundry room, a bedroom above the laundry room, and in the bathroom.

And then just garden variety greed I Suppose the few events I have been too. the case studies the speakers talk about is usually some whopper once in 10 year deal they did.. now its real.. but its not reality.. and I think the beginners feel that they too should get these types of deals and reality sinks in that they cant find them.. its not like being a landlord anyone who can fog a mirror can do that.. note business done correctly in my mind is an advanced strategy when it comes to NPN  ..
