As long as the LTR rents are being paid, we can cover the STR long term (at least to the end of summer at which time we would consider converting one or both units to LTR).There are a lot of STR owners who are over leveraged and did not have adequate reserves.

-Context, I would obviously have utilities included in the long term unit and wouldn't be "converting" SFH into anything more than closing off a door way or hallway...no need to be getting permits for new electrical/plumbing/new structure.

My broker couldn't get me a 2nd vacation property loan, so I found a new broker who was willing to get me another vacation property loan, I just had to write a letter stating the other property was converted to an investment property and was no longer a vacation property.
