I don't know the property, but you are paying 60k, and asking them to contribute $6k, which means they are now really netting $54k (or 10% less), so it might be a deal killer off the top. 

Was scary timing but in the end I think it worked in our favor as Covid contributed to somewhat of housing supply shortage as well as increased demand in larger rural properties with people wanting to flee the cities.

First off I want to thank everyone that contributes to these forums.

The four girls each contribute $400 to rent, and one of them sends the whole $1600 to me in one payment each month.

He also contributes a tremendous amount of insight to the BP forums as well.  

There were some headache repairs such as a plumbing leak that had been there for a while, some roof issues, and poor bathroom fans that contributed to common mold in our area.

Read down the contract a bit, the seller's contribution (standard is 2.5-2.7% for smaller investments) will reduce your obligation to pay.
