If you are getting title insurance and paying transfer taxes than your local GA attorney can make the arrangements for the mobile notary in FL for you.I don't know GA landlord / tenant laws but it is very possible that if the tenant has a lease they get to stay in the house at the current rent until the lease term expires.

Then do you deal.A L/O is sale arrangement entering into an agreement to transfer title, your agent would be entitled to the commission if they were the procuring cause, having it listed, it would be difficult to show your optionee never saw the listing, IMO.You don't really need to tell the agent there is an option, unless the listing or their efforts brought this potential buyer to you.Some listing agreements have lease clauses, read you listing agreement.

They said I had to accept the one they had (because apparently that guy KNEW the exact value of the house without question) then when they saw it was transferred to a land trust they required a second appraisal (ask me how frustrating that was).
