Hello, I currently have equity in my primary home that I cannot access traditionally due to crazy year after a divorce.

My thinking is that if it is a good deal if I'm not living in it, then I'll be paying a minimal amount to live there compared to buying a single-family or renting an apartment.

The landlord has been charging  approximately a much lower rent than that of comparable properties in the area.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

How is the location of this property in the market compared to the competitors?

"Traditional" financing on the first and securing financing for the second. 

A Total  Gut Rehab is expensive compared to 2,3 years ago !

I was assuming Newark / NJ had a pretty good shot given its location and talent (NYC)  advantage compared to other locations.
