In that case a portfolio or commercial lender might be your only option right now.In the future I strongly recommend you arrange for the Refinance loan prior to purchasing the property.  

If you do close on the property prior to getting these people out, I would give them two month's notice to get out. 

They are leaches and will likely cause considerable stress compared to your past 4 years with your tenant.

I personally waive application fees for prior military because I'm retired military myself and like to reward those that have served.

However, my main point of weakness has been not knowing a good minimum age for the chewing and potty training issues, since I have no prior experience with dogs. 

John,1 to 4 units are priced via comparables not based on cashflow. 

And I want all of the tax benefits 😀But if I did invest I’d want someone to have owned or led a previous syndication with comparable magnitude.

Comparable rents would be 800 month for 3 bed and 600-700 for 2 bed so gross rental income of 3700-3800 fully occupied.

I worry that if we experience another market bubble like in 2008, the bank will assume that my property isn't worth the prior appraisal, and will try to discontinue the draw period in fear of not having enough collateral during a foreclosure.
