Tank-less water heaters have a higher input rate, but burn for a much shorter average time.  

I know this is an incredibly tough question without seeing the homes, but what's the average cost to bring a mobile home in bad shape in the inside up to "rentable condition"?

I am sure it will be his downfall as one person he burned (and there have been a few) will make a report to the AG in this state.

Turnover is more common anyway and not generally as pricey to endure (though mobile home parks have the bets of both worlds in that there is unlikely to be turnover while you still get the impact if the number of units) and a few vacancies out of many isn't as big of a deal.

I don't advocate burning my own kind at the stake, but clowns like this move from victim to victim, and the report may protect the general public at large from future harm.

Please work with a professional - I see people get burned all of the time, thinking they have all of the tools to be a private lender - we take calls weekly from people trying to figure out what to do on a deal they are a lender on that there is an issue with. 

You could negotiate in a frequency of visits from your property manager that you are satisfied with but you will have to micromanage them to make sure they are actually visiting and then they will probably charge you some ridiculous amount for each one (or a higher percent).If you are burned out on managing your own properties you will have to accept that a PM will not manage them to the same level that you are and be willing to live with the risk that the houses are not being kept up as nice.

I have done everything from mobile homes to mansions and have just gotten tired of seeing everyone else make tons of money and me just barely scrape by.
