You will be only losing an extra 10% on a penalty, which at 40, you have plenty of time to recapture if it bothers you.

I honestly don't know why anyone would bother to be a landlord in my area, you have to put 50% down just to breakeven on your cash flow, so you have ~$150k sitting dead in the hope that the house will appreciate.

Is there an area with separate water/sewer hookups where you can rent out and not be bothered by that tenant in your space?

I don't think scam can get one penny easily from me but bothering business is unacceptable.

Of course there's plenty of BS and stuff no one needs or cares to know, and there's plenty of downside to the internet, but things that would have taken a lot of personal trial and error and crazy amounts of research 25 years ago can be discovered in minutes by those who can bother asking the right questions.There's advantages to doing something to learn about it, no doubt about it.

In a couple of months when I start working and making 6 figures I probably won't bother with creative finance because it is so much more work.
