So my plan is to already have a buyer for the homes at the closing table to sell them the home I just purchased minus the portion of the backyard for the new vacant lot.My question is where can I get the funds to close on the property before the next buyer comes in?

Even though you are canadian, you can take legal action against all companies involved including the marketing promoter. you should be able to recover some funds at least.

I personally would probably prefer to invest in a note fund instead if individual notes but you have to be accredited for that.

It all comes down to opportunity cost (why invest in illiquid real estate market when you can invest in other liquid assets like mutual funds/reits if the returns aren't better).
