This standard may be conflicting of others, but I would rather rent it at 1800-1900 vs. 2000, because 2000 is a lot of lost rent, 100 or 200 x 12 is almost the same number, Id rather the income over time, let someome move in, and re-raise the rent the following year knowing that if im a great landlord and I have a great apartment they will want to stay.

Some improvements to the property are:Exterior steps and walkwaysWasher dryer added in all unitsNew stainless steel appliances: dishwasher, microwavehood, fridge, stove  (all the old tenants owned their own)Flooring for the garden unit, refinished the other unitsGranite counter topsPatch drywall and fresh paint on walls and trimUnexpected items list to name a few:Foundation cracks - fixed nowBathroom vents not actually venting - fixed nowRoof leak patch - heavy rains following closing made it apparentAttic plumbing came apart in the walls - previous contractor may not have properly glued?

Lastly what you will see is that civilization has come out to these places when you drive by and see some desert rat in his or her Mobile home stuck in the middle of no where that 95% of the time is on one of these old platted lots.. some areas Like some of the Lake co California areas town actually grew to them sewer and water and paved streets put in and houses builtBut for instance above Lucerne there are 7 thousand platted lots and I think 3 homes.. lots are 5 to 7k sq feet.. it was uncanny how they surveyed and platted them way back when .. this terrain is quite step but the road follow correct grades although some lots even with today techniques would be near impossible to build on..

By doing a quick search I was able to find the following for AZ: "...If your lease is month-to-month, to terminate your lease, you or the landlord must give the other written notice at least thirty (30) days before the end of the last month you plan to live in the home..."
