The bases are like 'Anchor' stores in shopping malls.

Some also opt to take public transportation, bikes, mopeds, scooters...

In your car while driving to the grocery store, etc. 

What I mean is you might end up making a Class C attracting building in the heart of a class B area, and suffer attracting residents due to lack of available Class C services and amenities (pawn shops, liquor store, buy here pay here joints, etc...).Look at your competitors and compare it to what the local (in close) competition is offering (for example within 3 miles in the same area class, structure class, and same neighborhood).Can you turn it into a multifamily?

Can you find cheap entertainment like reading books from the library, taking hikes, journaling, bike riding instead of trips, expensive restaurants and events (presuming we ever get back to normal after COVID)? 

@Brittany KingI have had very good luck finding local handymen by going to or contacting the local hardware store and getting a referral.  

I also don't think most people are ready to travel fifty miles to a grocery store or doctors office on the regular. 

On a very basic level, use something to store your prospect's info.

The podcast and reading has taken over my free time, minus my bike rides.

While it is impossible to predict what the future has in store.
