My vacancy opens up November 1st., but I need to find someone before July 1st.!

As with any business, there are strategies that can be employed to legally minimize the taxes, and that holds true for a flipping business as well.It's like saying "will people still open hot dog stands because of the taxes?". 

When I worked in Corporate America and a position opened up, the manager would always ask "who do you know" before advertising the job publicly (80% of the job market is "hidden" this way).

This past fall I created an LLC, opened a HELOC against my primary residence, and used that to help close on my first investment property (bank owned REO) in the Southeast quadrant last month.

If you're going to ask the question in a public forum you're opening yourself up to all kinds of nastiness from the IRS.

My husband is a contractor so I am open to fixer uppers. 

Getting into negotiating on fees ends up opening a whole new can of worms.

Thanks @Anthony Dooley I am keeping an open mind to various options whether it be commercial or selling properties to rehabbers.

So he looks at it and tells me it’s not my alternator but my battery and he’s got this super awesome battery he can sell me for 300 bucks.
