I prefer to take an average sold price per square foot of the area for the last 12 months and work off of this data as my standard.

They give you zoning information, a complete financial history on the property including all sales,refinancing and transfers, tax data, and the product I use the most, is the comparable search.

Vic3001,I am not familiar with this product, but most cash flow analyzers will not give you an accurate analysis because they don't include all the expenses that you incur.
