I can't see my next step because all my money will be tied up in equity and that is not a good thing.I have been reading a lot about BRRRR and being able to "recycle cash" and force appreciation. 

Is there a basic lawsuit I can file to establish a lien on her house or should I sue her to bring her to court and force her to sell the house?

And if she does default, is it possible to take this to court and have a judge force the closing?
