Screen your tenants thoroughly and make your decision based on what all you find out and charge a small application fee (about $35.00) to help reimburse your new tenant screening cost.  

Have the new guy fill out an application and process as usual.

According to applicable laws, would this situation be legal?  

I contacted city of seattle regarding the change of address into the alley way street name and here is their answer:“ You can submit a request to change the address with our Addressing Team in the Applicant Services Center (ASC location and business hours), but there may be a problem since this site has no frontage along **** Street

I had a great turnout at the open house, to weed out any non-qualifiers they first had to fill out an application via Google forms and once they passed the test I responded to them with the open house times.

Hey Guys,I recently received an application from a potential tenant and ran his credit/criminal history using mysmartmove.com.

They had all the "book knowledge" but no application of it. 

I have had a family of 7 (6 adults and 1 child) submit an application.

I'm trying to get away from emailing or calling every applicant back individually.

The applicant would bring their dogs to the property just to see its character traits.
