Upon a lot of thinking, the tax treatment of the duplex may be an important factor - I have done a lot of research online, but would like a consultation with a tax accountant/CPA who has experience on real estate matters.

Another alternative I thought of was renovating while they are still living in the units, considering thus far these tenants are good and, always paid their rents on time.

There are alternate options to transfer air to/from bedrooms, but those get somewhat complicated.The cassette fan coils are ugly and take up wall space, You also need a thermostat for each one so you have to plan for labor for that wiring.In my experience the Japanese products (mitsubishi, fujitsu, daikin, etc.) are better technology than the American manufacturers (trane, lenox, etc.).

I.e. what's the pay-back period to recover your down payment money with the conventional loan.That being said, the downside of a FHA is that you have PMI for the life of the loan, even after you hit 20% equity.As an alternative, ditch the mortgage broker and speak directly with a local banks / credit unions.
