After 2 Duplexes ($80,000), we left with $320,000 so we want to buy another 2 Duplexes (same price) with 25% down payment ($112,500/each) since we are not living there for long-term rental which left us with $95,000 left.

I have a partner who will assist with the mortgage, but I'm considering renting out one of the other rooms after owning it for a year.

I was wondering if the tax benefits outweighed the upfront cost, but it doesn't appear to be so.

I am still doing the same work but set up the LT and LLC to provide improved asset protection but obviously want to structure my business so that I have both asset protection while maximizing tax benefits that i can.To be fair to my CPA he didn’t say this would be an issue, he is in the process of doing research to verify the impact of the organizational structure changes and I was looking to educate myself in parallel obviously hoping my research and my CPA’s landed in the same place.

you would have thought jurisdiction would need to show work was done after a permit was required.  

Immediately after closing, we registered an LLC so that we could protect our personal assets as landlords.

It was on market and we were able to structure a 10% owner carry after closing so it was only 10% down.
