We've been looking in this location for a while but the property that popped up recently has a mold sitaution in the basement.... I am sure it's also upstairs.... how easy is it to remedy this? Or should we stear clear?

To address your main concern about buying a stinker property: most of the time when a property looks good on paper but stinks in real life is because of an older property with a lot of deferred maintenance, hidden defects and capex issues.

Don’t waste your time otherwise.The last thing you want to be doing in rental arbitrage is doing minor repairs to the house.Even if the landlord pays for it according to the lease, the issue is you’ve got to front it so you can get it done to avoid vacancy or bad reviews.Be in the business of hospitality, not real estate.
