My concern is that it may be too soon to try to pull equity from the home.

I have no more headaches, no more stress (about this tenant), and no to little concerns about them trashing the place on the way out.Its a tough balance between worried about the tenants trashing your place, not paying (especially now in this environment), or any number of "bad things." 

Which brings me to my next slight concern which is banks freezing HELOC's.

@Andrew Freed These companies also do not address concerns as quickly as necessary for your tenants, so the hidden costs of these delays may be hefty to your tenant relationships. 

If you're concerned, hire a property management or rental company to handle everything for you.Short-term rental insurance is typically 2-3x long-term rental insurance.

My concerns are less about price and more about getting it released from the broker and moved to a more competent agent.

My main concern is the LTV requirements on investment property loans. 

   #1 concern is on time closing. 

I was able to chat with a mortgage broker who was able to resolve some of my concerns.

It is in a great neighborhood but the noise is the main concern with this house because of I5 and the freeway.
