Zip codes that include 92234, 92270, 92260 have all banned STVRs.

You can look at the HUD maximum rents based on number of bedrooms in a given zip code... if you can get more than that with an unsubsidized tenant in your neighborhood, no reason to go with Section 8 there.

The boundaries of the areas you've drawn don't seem to consistently align with MLS area boundaries (or zip codes, or city boundaries, or census tract boundaries), which is what causes me to scratch my head and think they seem pretty arbitrary in many instances.
