Almost water proof (only possible would be the edges), soft to walk on and looks sort of like wood.

I have my sights in on a 5 unit private listing in florida, but when I get my feet wet I'm definitely looking into your neck of the woods out there in AZ.

If you leave it do go with metal or something other than wood shingles.

(My thought would be how much more a month could I get if it were like this vs cost.)If the whole patio area were finished it looks like it could be a selling point for potential renters if done well, but that's a major expenditure.My thought on decks is that the wood wears out and need maintenance, concrete and pavers are a one time thing.Good Luck!

-Refinishing the wood floor upstairs, while replacing the cheaper laminate downstairs with some sort of wood flooring (suggestions welcome)-Building a closet in the bonus room so it can be officially listed as a 4 bed 2 bath-Redoing the kitchen entirely, removing cabinet space to install a dishwasher and reposition stove, and then constructing an island.

Ex. the wood-burning fire place was rated a 1 due to residual ash and rusting iron firewood holder.
