You need to buy structures and mechanicals that are manageable. 

Typical Milwaukee 4plex mechanicals, furnaces and water heaters centrally located in the basement.I would not be doing them myself, those days are behind this fat old Sicilian ... ;-)

That just about covers the mechanics.

Currently a decent amount of space is unusable due to this mechanical closet that is just to contain the furnace and water tank if I'm getting rid of the furnace, I might as well get rid of the whole room and have more living space. 

35$ a square foot, probably.I could typically do a early 70s home needing everything, except maybe shingles, for about $25/ square, with me doing a lot of the work, but nice finishes, tile throughout,  tile bath surrounds, stainles appliances, mid level cabinets, new mechanicals etc

More bookings, and a more direct pay for play model that incentives properties to keep their calendars up to date, provide an experience that is likely to result in 5 star reviews, and generally has mechanisms to weed out bad actors.

Specifically general mechanic that is jack of all trades, an electrician, plumber,and a roofer!

Of course - IF you've got the right processes and cross-checking mechanisms in place. e.g. - I'm in the process of buying two properties in Georgia right now.

All parties need to understand their roles and obligations and alternatively there has to be a clearly defined exit mechanism if the arrangement does not work out.You've done well to have found a G.C. you trust so much that you'll give them a piece of your action.
