For realtors who are also investors and have been in the business for awhile and know how to determine if a property will be a good rental, I would suggest Premier Point Realty which literally is a brokerage of investors, Homestead Realty (Nicole & Mike Borowski or Phoebe), Marcus Auerbach, Daniel B Milwaukey/Modern Milwaukey Realty, Saharah Ali (Sahara Sells) or Michael Baron who also owns PMI Property Management. 

As another guy said, GCs are slammed right now (that is a hat I wear which is why I chimed in) do not take this the wrong way but we don't have the free time (literally, free to you, costs us money to be there when we can be doing something else) to hold your hand and give you an estimate of a house you MIGHT buy.

The property is literally right next to a High School so the property itself has not been met with crime but it is evident down the road.

I agree that with only one building under management you cannot expect the same level of service that a larger landlord would get, however what you’re looking for is basic info that you literally need to file your taxes.
