Ask to speak with some of their current owners and current/former tenants.

I would also speak with a mortgage broker who can better advise you on your area specifics.

I cannot speak to whether they are required to provide any disclosures, as noted, but I would not be overly concerned about lack of disclosures.  

I'm brokered out of Keller Williams and I know most other agents will beg and plead you to come to their brokerage but the Keller Williams reputation speaks for itself and I know the teams KW has in Tampa are killer!

I am very familiar with the new builds your speaking about and actually just had a client hire us to manage one very similar.

Id say an investor friendly agent is also a realtor specifically being a part of lobbying for landlords rights through being a major investor, a local public policy committee member, taking advantage of the doors that the associations open to speak directly to legislators. 

I'll speak to my experience there is a lot of power in mastering one market.
