Internet research, spreadsheets and data analytics certainly have their place, but there is no substitute for the mental/time equity of thoroughly interviewing and vetting investor-friendly realtors, property managers and contractors.

Offer incentives (move in special, internet included, half off for first two months, etc) or reduce the monthly rent.

No reason not to automate or organize things using coding and the powers of the internet.

That'll consist mostly of cold calling, door knocking, internet leads, social media marketing, open houses, etc.

I am fully aware that I will not be offering the seller internet math; meaning, I will not offer $350K for her home because Zillow estimates the house's AVR at $499K.
