On the other side, with a Section 8 tenant, finishing the basement and adding another full bath, we should easily be at $1400.In fact, my wife talked to an agent who is listing an identical unit with a finished basement and bathroom for $1400, and that agent said that they got 10 section 8 applications the first weekend.

It would be very helpful to see a link to an auction with identical terms.Most of these auctions have no inspection contingency, so you could run into some extremely expensive problems.
