@Ricardo TorresRegardless of how a loan is listed/structured - if you are collecting income/revenue - It needs to be reported on your return.If a property is converted from a primary residence to a rental - you get to start writing off expenses against your income.There might also be a window before you can do a 1031 exchange.Best of luck

Otherwise, you'd have to hand over your personal records and show which income/expenses are attributed to the investment property --- potentiall awkward to say the least.Also, don't forget that all but one conforming residential loan requires owner-occupation.

You would never do that in a cold climate because you are stuck scraping ice off windows, brushing snow and may even have trouble starting the engine if it is too cold outside.

In the end the tenant admitted to something regarding laundry, I forget what, but doing way more laundry....bottom line, tenant increased their use dramatically.
