I will be attenting college in the fall and I was hoping that some of you could give me advice and point me in the right direction so when I get out on the other side I will be able to start my journey toward my goal and buy my first property.

All indications point to the pricing in the area being too high, and that doesn't seem like the right situation for a new college graduate looking for cash flow.Richmond has come to mind as a potential market as well.

I live just outside Nashville in a large and growing college town.

Now I've moved out (because of a random conversation with a coworker and her fiance who were looking for a place) and have been renting my former primary residence to them for the last 2 years, with plans to renovate the inlaw suite and rent that out again also.In the years I've been working here, I've heard from coworkers and neighbors about the high demand of the employees to live close to work (which also happens to be less than 10 min out from the university, as many of them are college/grad/doctoral students).

My husband and I own a 3 bedroom single family home near a local college.

In college, we were going to jump straight in to flipping, as my husband was a real estate agent at the time.

I have not started a college fund for my children as I feel the restrictions on those plans are limiting me.

I recently finished my college classes, landed a job in January of this year, and am about to close on my first property.

I am buying a rental property for my 22 year old daughter to start out after college.  

I need to do something, change something sooner than later and I feel at 32 years old I'm still young enough to find something new, but TV is all I've known since I was 12, and outside of just quitting and going back to college to find a new path, I'm just not sure what other job if even be qualified for.Right now I'm even looking at taking RE classes to get my RE license, but my job has such crazy hours (I go in at 9:30 and don't usually get off till after 7:30 and then I'm still on call 24/7) that I don't even see a way of doing it.Sorry for the novel guys, I'm just at my wits end right now.
