Rule 506 of Reg D added some limited advertising, and there are other certain ways to not publicly solicit investors, but they are very detailed, complicated, and must be 100% strictly followed.

Making sure the thermostat is working, checking the transformer on the circuit board, changing the pilot light module or heat sensor.

So I would also account for a hefty deferred maintenance expense in year 1 & 2.My concern with this deal is the risk/reward scenario of investing in class C,D, & F areas that is debated on the forums regularly.

Either way, you are going to have to supply a very detailed and investor friendly prospectus if you´d like to secure hard money.
