I know this has been spoken about before but I am currently working on building tiny home developments, like multifamilies using tiny homes throughout the country and was wondering if anybody else is doing the same or has interest.

Sometimes you buy low, sometimes you buy high.But as long as you stay in the market, you benefit from the tendency of the market to go up over time.People think of buying a house as this one time thing, but it’s actually more likely that you will buy, sell, refinance a few times over the course of 30 to 60 years.

This allows for casualty loss deductions.

In 2017, I thought I did just "okay" on this deal.  

With this being my first apartment deal I am more unsure about underwriting this type of deal and was hoping to get somebody who is more experience in multifamily to look at the proforma, T12 profit and loss, and rent roll to tell me if I'm missing something or to let me know of things that I should be looking out for.

But double check with a CPA on that.

This will hold true in any lower cost inventory neighborhood, not a Philadelphia specific problem but resist the temptation particularly if you are not a local hands own operator.

AS a HML I have seen this play out with investors that drink the sub too coolaid and are simply not financially capable to handle issues when things go sideways.I have also personally bought over 100 sub to deals in my career..
